2018 IECC - Commercial Provisions
The commercial energy code applies to all buildings except those defined as residential. The code applies to new construction as well as additions, alterations, renovations, repairs of existing structures, changes in space conditioning, and changes in occupancy. There are some exceptions.
For buildings with a mixed occupancy, the residential portion must comply with the residential requirements and the commercial portion must comply with the commercial requirements.

Additional Potential Exemptions
.Some industrial, electronic, and manufacturing equipment buildings or parts heated or cooled exclusively to maintain required operating temperature may be exempt.
.Some accessory utility, storage, and sports practice buildings accessory to A, B, and E occupancies that maintain intermittent or no heating or cooling.
.Some buildings for domestic wells, irrigation wells, sewer pump facilities, and sewer lift stations producing internal heat loads, and where intermittent heating or cooling provided to prevent freezing or overheating of equipment.
Economizer Exception
.Some systems where special outside air filtration and treatment for reduction and treatment of unusual outdoor contaminants may be exempt.
